What is Enhanced+? 

Life’s complicated, but getting a mortgage shouldn’t be. That’s where our Enhanced+ mortgages come in. 

Enhanced+ offers up to 6x borrowing to income, up to 90% LTV, and borrowing from £450,000 to £3.5 million. It’s designed to support your higher-earning clients looking to increase their affordability, including those with multiple income sources and non-standard outgoings, such as school fees or business costs for the self-employed.  

And, as part of our Enhanced+ range, you and your clients have the option to access our dedicated underwriter helpline for pre-DIP case shaping and common-sense underwriting decisions.

What types of clients could Enhanced+ be suitable for? 

With increased LTIs, our flexible lending policy, and dedicated support, Enhanced+ offers more solutions to help you connect the right client with the right product.

    First-time buyers 

    First-time buyer applicants earning over £75,000 in total could secure a mortgage of up to 6x their income at 90% LTV up to £1 million with Enhanced+.

    Self-employed

    Self-employed applicants could borrow up to 5.5x their income on loans over £450,000, even if their income is made up of salary and dividends, or salary and net profit.

    Higher earners

    Enhanced+ could be well-suited to applicants earning at least £75,000, including 100% of bonuses and commissions, and seeking a mortgage up to £3.5 million.

    Clients with diverse incomes

    If your client has multiple sources of income, such as a second job, investments, or pensions, Enhanced+ could help them borrow up to 6x their income. 

Enhanced+ may be suitable for clients who want:

  • To borrow up to 6x their income (5.5x for self-employed)

  • Up to 90% LTV

  • A loan between £450,000 and £3.5 million

  • Access to a dedicated underwriter helpline for complex case support

Enhanced+ may not be suitable for clients if they:

  • Are looking for a mortgage less than £450,000

  • Earn less than £75,000 in total

  • Are looking to use an affordable home ownership scheme such as Shared Ownership

  • Want a Buy-to-Let mortgage
